When floods drive people out of their homes, they are willing to do anything to start life all over again. Along comes Phineas T. Flagg with an undeniable offer - 40 acres of land on Gunsmoke Ranch for just $ 2000, to be paid over a 20-year period. The people grab the offer;unmindful of the contents of the deed they sign. Unknown to them, Flag strikes a deal with the Government for the resale of Gunsmoke Ranch including the town of Three Score And Ten, which the people had so lovingly built. The Three Musquiteers soon learn about Flagg’s sinister plans and ride into town. Thanks to their wit and bravado, the citizens of Three Score and Ten are freed from the wicked trap that Flagg had laid for them - but not without a fight.

When Phineas Flagg offers to sell land on the Gunsmoke Ranch, victims of a flood affected city grab it. Flagg, however, has his own evil plans and is not content with the huge profits he makes from the land deal. After the people settle in and establish a town, Flagg resells it to the government for the construction of a dam for a massive sum. The deeds the people had unwittingly signed are loaded in Flagg’s favor. All is going according to plan for Flagg till the Three Mesquiteers ride into town. It is now Flagg’s wit against theirs.
